Transfers to Entity - LLC or Trust
We draft deeds to transfer ownership of property you own to an LLC you are a member/owner of or a trust you’ve created for estate planning. Typically these transactions are not subject to recordation tax and the court recording fees are included in the flat fee.
You will need to provide documentation of your entity’s existence, i.e, a certificate of organization for an LLC or the certification of trust/trust agreement for a trust.
Specifically for LLCs, in order to qualify for this pricing, the current owners must own at least 50% or more of the LLC that is receiving the property.
How it works - When you hit the add to cart button, the site will generate a form for you to fill in the details of deed you want prepared. Once it’s submitted, we will prepare a deed draft for review by email. You’ll have the opportunity to make revisions to the deed, up to a total of three redrafts. Any additional redrafts after that will be covered by an hourly rate.
The deed has to be notarized by the current owners before recording. In addition to notarizing the deed in our offices, we also offer the option to set up an online notarization for the owners to be able to sign electronically at no additional charge - sign anywhere at anytime.
This fee only covers the deed and the recording fee charged by the courthouse to record the deed.
